Roof Cleaning in Great Sankey, Warrington – The 20th Home We’ve Cleaned on the Same Estate

Roof cleaning warrington. Some jobs stand out because of the roof itself.

Others stand out because of the story around them.

This recent roof cleaning project in Great Sankey, Warrington (WA5) was a great example of both.

The roof had built up years of organic growth and weathering, and the before-and-after difference was dramatic. But what makes this job particularly interesting is that it was around the 20th house we’ve cleaned on the same estate in Bristow Close, with another five properties completed on a nearby street.

Almost all of that work has come through customer recommendations.

For me, that says a lot.

You can spend money on advertising, but when one homeowner recommends you to another, and then that neighbour recommends you to someone else, that’s one of the strongest signs that people are happy with the work.

Around 20 Roofs Cleaned on the Same Estate

We’ve been working around this part of Great Sankey for a while now.

This particular property is in Bristow Close, Great Sankey, and by the time we arrived, we’d already cleaned around 19 other houses on the same estate.

We’ve also completed another five roofs on a nearby street just around the corner.

That kind of local concentration doesn’t happen by accident.

Most of these customers have come to us because somebody nearby has recommended Just Clean.

One roof leads to another.

Then somebody else sees the work.

Then another homeowner gets our number.

Over time, you end up becoming known locally for that particular service.

For us, that’s exactly what’s happened around this estate.

A Heavily Weathered Main Roof

The before aerial photograph shows just how much the roof had changed in appearance.

The main roof had a dark, heavily weathered look with widespread organic contamination across the tiles.

From ground level, the roof clearly needed attention, but the aerial view gives you a much better idea of the scale of the build-up.

There was a strong contrast between the darker contaminated tiles and the warmer original colour underneath.

That difference became even more obvious once the cleaning started.

A 7:30am Start and a Proper Setup Before Cleaning

The lads arrived at around 7:30am.

On a job like this, there’s quite a bit to do before anyone actually starts cleaning the roof.

It isn’t just a case of pulling up, getting the hose out and starting.

We have to get the whole site ready first.

For this project, Damian was responsible for setting up the cherry picker in the correct position so we could safely access the roof.

Cameron set up the van, filled the water tank, removed the gutter downpipe points where needed and made sure anything around the working area, such as tables or other items, was moved out of the way.

We also prepared the softwash solution.

That setup normally takes around 30 to 45 minutes, depending on the property.

The aim is to be fully ready and starting the actual roof cleaning at around 8:30am.

That preparation makes the rest of the day run much more smoothly.

Protecting the Grass With Track Mats

On this property, we needed to position part of the access equipment on the grass.

Rather than simply driving onto the lawn and risking damaging it, we laid track mats first.

Those mats allow us to spread the load and reduce the chance of rutting or damaging the ground.

It’s a small part of the job, but an important one.

Professional cleaning isn’t just about what happens on the roof.

We also have to think about how we access the property and how we leave the surrounding areas when we’re finished.

The last thing we want is a clean roof and a damaged garden.

Positioning the Cherry Picker Correctly

Damian’s job was to make sure the cherry picker was positioned so we could access as much of the roof as possible from the safest and most efficient locations.

The property has several different roof sections, so positioning matters.

If the machine is set up poorly, you end up wasting time moving it unnecessarily or struggling to reach certain areas.

Getting that right at the start is part of the experience the team brings to these jobs.

Our Own Cherry Picker Broke Down – So We Hired One

There was another challenge before this job even began.

A few days earlier, our own in-house cherry picker had broken down.

That could easily have meant cancelling or postponing customer work.

We didn’t want to do that.

Instead, I arranged a rental cherry picker, which is why the machine in the video is blue rather than our usual Just Clean vehicle.

For me, that’s just part of running the business properly.

Equipment breaks.

Things go wrong.

The customer shouldn’t automatically have to pay the price for that.

Hiring replacement access equipment meant we could continue with the scheduled work rather than ringing customers and cancelling their jobs.

Weather Became the Bigger Problem

Unfortunately, there was another issue we couldn’t control.

The weather.

The rain became so bad that we were only able to complete the main roof on the first visit.

At that point, the sensible decision was to stop and postpone the remaining work.

There’s no point forcing a job through just because it was booked for that day.

If conditions aren’t suitable, we would rather come back and complete it properly.

That’s exactly what we did here.

The customer still got the main roof completed, and the remaining sections were rescheduled rather than rushed in poor weather.

Why We Don’t Compromise Just to Finish on the Day

Weather is one of those things that can change a roof-cleaning job very quickly.

You can plan the equipment, the team and the access perfectly, but if the conditions become unsuitable, you have to adapt.

For me, that’s part of doing the job professionally.

I’d rather explain to a customer that we need to return than risk producing a poorer finish or working in conditions we’re not happy with.

That decision is sometimes inconvenient, but it protects the standard of the work.

The Transformation Was Huge

The before-and-after images tell the story better than anything else.

Before cleaning, the main roof looked dark and heavily weathered.

After cleaning, the warmer original tile colour came back through dramatically.

The difference is huge.

The finished aerial photograph shows a much cleaner, brighter and more uniform roof.

It looks like a different property from above.

That’s one of the things homeowners often don’t realise until the clean is complete.

They get used to seeing the same weathered roof every day.

Then once the contamination is removed, the original colour suddenly stands out again.

Recommendation Work Is the Best Kind of Work

What I particularly like about this project is the wider story around it.

This customer didn’t just randomly find us.

They’re part of an estate where we’ve now completed around 20 roof cleans, largely through recommendation.

That means every previous job matters.

If we do a poor job on one house, that chain stops.

If we leave a good impression, the neighbour next door might ask for a price.

Then somebody further down the road might do the same.

That’s exactly how this area has developed for us.

Why Local Reputation Matters

There’s a lot of value in being known in one local area.

People can physically see the work.

They know somebody who has used us.

They can walk past a roof we’ve cleaned.

That creates a level of trust that’s hard to build through advertising alone.

For Just Clean, Great Sankey has become one of those areas where our previous work does a lot of the talking for us.

A Real Example of How We Work

This project also shows what happens behind the scenes on a normal roof-cleaning day.

The 7:30am arrival.

The 30–45 minute setup.

The water tank.

The softwash preparation.

Track mats on the lawn.

The cherry-picker positioning.

Moving items out of the working area.

Then adapting when the weather turns.

It’s all part of the job.

The finished roof is what the customer sees at the end, but there’s a lot of planning and preparation that goes into getting there.

Another Great Sankey Roof Completed

Despite the weather interruption and the fact we were using a rented cherry picker because our own machine had broken down, the team still got the main roof completed to the standard we expected.

And once again, the result speaks for itself.

This property is another addition to the growing number of roofs we’ve cleaned in Great Sankey and WA5.

And for me, the strongest part of the whole story is that so much of that work has come through recommendations from previous customers.

That’s exactly how I want the business to grow.

Frequently Asked Questions

How long does it take to set up for professional roof cleaning?

Setup usually takes around 30 to 45 minutes, depending on the property. This can include positioning the cherry picker, filling the water tank, preparing the softwash solution, moving items from the working area and protecting lawns or paving where necessary.

Can roof cleaning still go ahead if your access equipment breaks down?

Where possible, yes. On this Great Sankey project, Just Clean’s own cherry picker had broken down a few days earlier, so we arranged a rental machine rather than cancelling the customer’s job.

What happens if it rains during a roof clean?

If conditions become unsuitable, the sensible option is to stop and return rather than rush the work. On this project, heavy rain meant we completed the main roof and postponed the remaining sections until conditions improved.

Do you provide roof cleaning throughout Great Sankey and WA5?

Yes. Just Clean regularly carries out roof cleaning in Great Sankey and the wider WA5 area. We have now cleaned around 20 properties on the same estate in Bristow Close, plus several more on a nearby street, with much of that work coming through customer recommendations.
