Roof Cleaning Bolton – Preparing a £2 Million Home for a Family Wedding

Roof Cleaning Bolton Some projects come with a little more pressure than others.

This recent roof cleaning project in Bolton was part of a much larger three-day exterior clean at a substantial residential property worth approximately £2 million.

The owners had built the house around five years ago, so this certainly wasn’t an old property. But with a family wedding taking place the following week, they wanted the roof, driveway, paving and surrounding grounds looking spotless before their guests arrived.

For us, that meant more than simply turning up and cleaning a roof.

We had to think carefully about access, protecting expensive surfaces around the property, clearing blocked gutters and coordinating our equipment around what was actually quite a restricted driveway for a house of this size.

The complete project took three days.

Day one was dedicated to the roof clean and softwash. We then spent another two days cleaning the grounds, including the tarmac driveway, porcelain paving and sandstone plinths.

By the time we’d finished, the customers were so pleased with the work that they asked us to return quarterly to maintain the grounds.

A Five-Year-Old Roof That Already Needed Attention

One thing I like about this project is that it challenges the idea that professional roof cleaning is only for old properties.

The customer had built this house approximately five years earlier.

Yet even on a relatively young roof, environmental exposure had already started to affect its appearance.

The aerial photographs show a large and architecturally complicated roof with numerous separate elevations, valleys and projecting sections.

From above, you can appreciate the sheer amount of tiled surface involved.

There are also several rooflights and narrow junctions between the different sections, so this wasn’t a property where we could simply work across one uninterrupted roof face.

It needed to be approached section by section.

The Wedding Gave Us a Very Clear Deadline

There was also a very specific reason the customers wanted the work completed.

They were having a wedding the following week.

That meant the entire exterior needed to look right, not just the roof.

There were going to be guests arriving, people walking around the grounds and inevitably plenty of photographs being taken around the property.

So the brief was really about presenting the whole house at its best.

We knew exactly when everything needed to be finished, and we planned the three-day project around that deadline.

Starting at 7:30am and Planning the Site Beforehand

We arrived at approximately 7:30am on the first day.

I’d already made sure with the customer that the vehicles normally parked at the property would be removed from the driveway before we arrived.

That might sound like a small detail, but on a job like this it matters.

Despite the size of the house, there wasn’t actually a huge amount of spare manoeuvring room once our own vehicles, cleaning equipment and cherry picker were on site.

The cherry picker in particular needed enough room to be positioned and moved so we could reach the different sections of the roof.

Planning that beforehand meant we weren’t wasting time on the morning of the job trying to reorganise the driveway.

Protecting the Porcelain Paving From the Cherry Picker

This was probably one of the most important practical challenges of the project.

There was porcelain paving around the property, and we needed to move heavy powered-access equipment across some of those areas.

We weren’t prepared to simply drive the cherry picker over expensive porcelain flags and hope for the best.

So we laid track mats before moving the machine.

The mats helped protect the paving and distribute the load as we manoeuvred the cherry picker into the positions required to reach the roof.

For me, this is as much a part of professional exterior cleaning as the actual cleaning.

We’re being trusted with somebody’s home.

A Complicated Roof to Work Around

The aerial photographs give a much better idea of the roof design than you get from ground level.

This is a substantial roof made up of multiple pitches and intersecting sections, creating several valleys and awkward areas between the different elevations.

There are rooflights incorporated into various sections as well.

That geometry makes access more complicated because there isn’t necessarily one position from which everything can be reached.

Using the cherry picker gave the team controlled access to the different parts of the roof while reducing the need to unnecessarily move across the tiles themselves.

You can also see from the photographs how close some of the roof sections sit to landscaped and paved areas below, reinforcing why positioning the access equipment properly mattered.

Day One – Roof Cleaning and Softwashing

The roof clean and softwash took one full day.

The team worked systematically around the various elevations rather than treating the roof as one continuous surface.

With a roof this size and shape, that’s the only sensible way to approach it.

Different areas have different access requirements, and the valleys, rooflights and intersecting sections all need appropriate attention.

The before-and-after images also give us a useful record of what was achieved.

The finished roof has a much cleaner and more consistent appearance across the various elevations while retaining the natural variation of the existing tiles.

All of the Gutters Were Blocked

Another issue we encountered was the guttering.

The gutters were blocked before we started cleaning.

Ordinarily, clearing gutters can be relatively straightforward, but this property had aluminium guttering, which made access to the blockages more awkward.

The sections aren’t simply designed to be pulled apart in the way some conventional plastic gutter systems can be.

That meant we had to work along the gutter runs and access the blockages carefully rather than just disconnecting sections.

It added another element to the job, but it needed doing.

Cleaning the roof while knowingly leaving badly blocked gutters wouldn’t have been the standard of service we wanted to provide.

Day Two and Three – Cleaning the Grounds

Once the roof work had been completed, our attention moved to everything surrounding the house.

We spent the following two days pressure cleaning the grounds.

That included the tarmac driveway, porcelain flags and paving, sandstone plinths and other hard exterior surfaces around the property.

This was important because of the wedding.

If we’d only cleaned the roof, the contrast between the freshly cleaned areas and weathered surfaces around the house would have been obvious.

Instead, we could work through the exterior as a complete project.

The aim was that when the family and their guests arrived the following week, the whole outside of the property looked properly prepared.

Why a Complete Exterior Clean Makes Sense on a Property Like This

On a large, high-value property, there are a lot of different exterior materials competing visually.

You’ve got the roof.

The driveway.

Porcelain.

Sandstone.

Walls and architectural details.

Landscaping.

If one element becomes heavily weathered, it can affect how the entire property presents.

That’s why this project developed into something much more comprehensive than a straightforward Bolton roof clean.

The roof was the first major element, but the finished result depended on working around the entire exterior.

The Customers Were Absolutely Made Up With the Result

The response from the owners was exactly what we wanted.

They were absolutely made up with the work.

But what happened next probably tells you more than simply saying they were happy.

They asked us to come back.

The customers have asked Just Clean to provide a quarterly cleaning service to maintain the grounds.

For me, that’s one of the strongest endorsements we can get.

A customer can tell you they’re pleased when you finish a job. Asking you to return four times a year demonstrates that they genuinely trust the standard of the work and the people carrying it out.

So what began as a three-day project ahead of a wedding has now developed into an ongoing maintenance relationship.

From a One-Off Clean to Quarterly Maintenance

Regular maintenance makes particular sense on a property of this scale.

There are extensive exterior surfaces exposed to the weather throughout the year.

Rather than waiting until those surfaces become heavily contaminated again, quarterly visits allow us to keep on top of the grounds and maintain the standard we’ve now achieved.

It should also mean future maintenance is more manageable than allowing several years of contamination to build up between major cleans.

A Bolton Project With Plenty Going On Behind the Scenes

When you look at the finished photographs, you see a clean roof and an impressive property.

What you don’t necessarily see are all the little decisions behind the job.

Arranging for cars to be moved before we arrived.

Getting there for 7:30am.

Working out where our vehicles could go.

Protecting expensive porcelain paving with track mats.

Positioning the cherry picker around difficult areas.

Working around multiple roof elevations and valleys.

Clearing awkward blocked aluminium gutters.

Then spending another two days cleaning the grounds.

Those details are what make the difference on larger projects.

The cleaning itself obviously matters, but so does everything surrounding it.

We completed the project in time for the wedding, the customers were delighted with the result, and we’ve now been asked to continue looking after the grounds on a quarterly basis.

For us, that’s a very good outcome from another roof and exterior cleaning project in Bolton.

Frequently Asked Questions

How long does a large roof and exterior cleaning project take?

Every property is different. This Bolton project took three days: one full day was spent cleaning and softwashing the roof, followed by two days cleaning the driveway, porcelain paving, sandstone and other areas around the grounds.

Can a roof only five years old need professional cleaning?

Yes. Roof age isn’t the only factor affecting organic growth and staining. Moisture, shade, surrounding vegetation and the property’s environment can all influence how quickly contamination develops. This Bolton property was only around five years old but already benefited from professional roof cleaning.

How do you protect porcelain paving when using a cherry picker?

The surrounding surfaces need to be considered before heavy access equipment is moved. On this project, Just Clean used track mats over the porcelain paving before manoeuvring the cherry picker, helping protect the expensive flags underneath.

Do you offer ongoing exterior cleaning after the initial project?

Yes. Regular maintenance can be particularly useful on larger properties with extensive exterior surfaces. Following this three-day Bolton project, the owners asked Just Clean to return quarterly to maintain the grounds.
