Roof Cleaning St Helens – Restoring a 30-Year-Old Roof for £1,200
Roof Cleaning St Helens. Sometimes a roof can look tired simply because of what has accumulated on it over the years.
That was exactly the situation with this recent roof cleaning project in St Helens.
The property was approximately 30 years old, and although the roof itself was in really good condition, years of organic growth and weathering had significantly changed its appearance.
There were no damaged tiles that needed replacing.
There was no repointing required.
There were no roofing repairs needed before we could start.
What the property needed was a thorough professional clean.
The customer initially contacted Just Clean by phone after visiting our website and reading through our customer reviews. I then went out personally to assess the roof, talk through what was required and provide a price while I was at the property.
We agreed the job at £1,200, and booked the roof in for a full day’s cleaning.
Roof Cleaning St Helens. A 30-Year-Old Roof.
One of the first things I look at when assessing a roof is whether we’re dealing purely with a cleaning issue or whether there are underlying repairs that should be dealt with first.
On this property, the answer was straightforward.
Despite being around 30 years old, the tiled roof was in very good condition.
There were no obvious damaged tiles requiring replacement and we didn’t identify any repointing or repair work that needed to be carried out as part of the project.
That’s an important distinction.
Professional roof cleaning isn’t a substitute for roofing repairs where repairs are genuinely required.
But equally, homeowners sometimes look at an old, heavily weathered roof and assume there must be something fundamentally wrong with it.
In this case, there wasn’t.
The roof simply needed cleaning.
The Before Photographs Show the True Condition
The aerial before photograph shows just how much the appearance had changed.
There was widespread spotting and organic contamination across the tiled surfaces, with particularly noticeable build-up across some of the upper areas and around the roof junctions.
From above, you can see that the contamination wasn’t limited to one isolated area.
Different elevations had been affected to different degrees, giving the roof an uneven and much older-looking appearance.
Yet underneath all of that was still a sound tiled roof.
That’s why taking proper before photographs is so useful.
You get to see exactly where you’ve started.
Clint Assessed and Priced the Job Personally
The customer originally found us online.
They looked through the Just Clean website, read our reviews and then picked up the phone.
I went out to the property myself to assess the roof.
For me, that’s an important part of the process.
You can get a certain amount of information from photographs, but standing at the property allows me to look properly at the roof design, access, condition and surrounding areas before deciding how we should tackle it.
Once I’d assessed everything, I was able to give the customer a price there and then.
The project value was £1,200.
They were happy with the quotation and we won the job.

An 8am Start for Damo and Cameron
On the day of the clean, Damo and Cameron were the technicians on site.
The team arrived at approximately 8am and followed our usual roof-cleaning process.
Because of the height and access requirements, we used our cherry picker to position the technicians safely at roof level.
The photographs from the project show just how useful the powered access was.
Rather than needing to work directly from the tiles across every section of the roof, the basket could be positioned at the appropriate working height and moved around the property as the cleaning progressed.
Low-Pressure Steam Cleaning
For this particular roof, the team used low-pressure steam cleaning to achieve the required result.
There’s an important difference between controlled professional cleaning and simply attacking an older tiled roof with excessive pressure.
Our aim is to remove the contamination while taking the condition and surface of the roof into account.
The fact this roof was around 30 years old made that even more important.
It was a good roof.
We wanted it to stay that way.
The Before and After Difference Was Huge
The aerial photographs are probably the strongest part of this case study.
Before cleaning, the roof is visibly marked by widespread organic growth and spotting.
Afterwards, the transformation is dramatic.
The tiles appear considerably cleaner and much more uniform, and the actual colour and pattern of the roof covering can be seen again.
What I particularly like about this job is that nothing had to be replaced to create that change.
It’s still the same 30-year-old roof.
The difference came from properly cleaning what was already there.
Working Through 30-Degree Heat
The roof wasn’t the only challenge on the day.
The temperature reached around 30°C.
Working outside at ground level in that kind of weather is tiring enough. Working at roof height and carrying out physical cleaning work for a full day makes it much tougher.
Damo and Cameron needed plenty of water throughout the day, and the heat meant the job took a little longer than it might have under cooler conditions.
But the important thing was that they didn’t rush it.
They stayed on site and finished the project the same day.
For me, conditions don’t change the standard we’re working to.
If a job takes a little longer because of extreme heat, then it takes a little longer.
I’d rather that than have the lads racing to finish and compromising the work.

We Cleaned the UPVC at No Extra Cost
Once the roof cleaning was complete, the team also cleaned the property’s UPVC.
That wasn’t an additional charge.
It’s one of those little extras we’re sometimes happy to do for customers when we’re already on site and have the equipment available.
I always think the customer remembers things like that.
They’ve booked us to carry out a particular piece of work, but if we can reasonably leave another part of the property looking better without turning everything into an extra charge, we’ll sometimes do it.
We like customers to feel they’ve received a good service, not just that we’ve completed the minimum written on an invoice.
The Customer Was Happy With the Finished Roof
Once the work had been completed, the customer was pleased with the result.
For a 30-year-old roof, the improvement was substantial.
The important thing is that we hadn’t tried to disguise a damaged roof or claim cleaning could solve a structural problem.
The tiles were already in good condition.
What we’d done was remove the years of contamination that had hidden that condition.
The finished photographs demonstrate that really clearly.
A Little Local Marketing While We Were There
I also did something very simple after the job.
I took 10 Just Clean leaflets and delivered them to nearby properties.
When you’ve just completed a roof clean, the surrounding houses can physically see what you’ve been doing.
So rather than relying purely on online advertising, sometimes it makes sense to introduce ourselves to the neighbours.
I ended up speaking with one homeowner nearby who was interested in having their own roof cleaned.
I went out and quoted the property.
They didn’t book immediately, but they told me they’d keep Just Clean in mind for the future.
Not every quotation becomes a job there and then.
That’s normal.
But somebody who has physically seen our team working and knows who we are is far more likely to remember us when they’re ready.
Why Reviews Matter
There’s another part of this project that I think is worth highlighting.
This customer didn’t originally come through a personal recommendation.
They looked at our website and read our reviews before contacting us.
That’s exactly why we put so much importance on doing these jobs properly.
Every roof clean potentially influences the next customer.
People want reassurance before inviting a company onto their property.
They want to know other homeowners have used you.
They want to see photographs of genuine work.
And they want to know you’ve dealt with properties similar to theirs before.
This St Helens project is another real example we can now show them.
A 30-Year-Old Roof – No Repairs Required
One of the biggest takeaways from this project is that the visual age of a roof and its actual condition aren’t always the same thing.
The property was around 30 years old.
The roof looked heavily weathered before cleaning.
But once we’d inspected it properly, there was no requirement for tile repairs or repointing.
The underlying roof was in good condition.
After a full day’s professional cleaning, that became far easier to see.
For £1,200, the customer had the roof professionally cleaned without the cost and disruption of unnecessary roofing work.
That’s a result we’re happy to put our name to.

Frequently Asked Questions
1. How much does roof cleaning cost in St Helens?
The cost depends on the size, condition, design and access requirements of the roof. This particular St Helens roof cleaning project cost £1,200 and was completed in one day. We assess each property individually before providing a quotation.
2. Can a 30-year-old roof be professionally cleaned?
Yes, provided the roof is in suitable condition. This property was approximately 30 years old but the roof itself remained in very good condition. No tile repairs or repointing were required, allowing the team to concentrate on professionally cleaning the existing roof covering.
3. Do you use high pressure when cleaning older roof tiles?
The cleaning method should always be appropriate for the individual roof. On this project, Just Clean used controlled low-pressure steam cleaning to remove years of contamination while working carefully around the existing 30-year-old tiles.
4. How long does professional roof cleaning take?
That depends on the property. Damo and Cameron completed this St Helens roof clean in one full day, starting at around 8am. Temperatures reached approximately 30°C, so the work took a little longer than it might have in cooler conditions, but the job was still completed that day.
