Roof Cleaning in Lymm, Warrington – Two 40-Year-Old Roofs Professionally Steam Cleaned

Project Overview

Roof Cleaning Lymm. We were contacted by a homeowner in Lymm, Warrington, who wanted to have the roof of their semi-detached property professionally cleaned.

The property had approximately 40-year-old Rosemary concrete roof tiles, with a significant build-up of moss and organic growth.

Initially, the customer had been looking for a company to manually scrape the roof. However, after inspecting the condition and type of tiles, we felt that manual scraping wasn’t the best approach for achieving the finish we wanted.

Rather than simply carrying out the method the customer originally requested, we explained what we believed would produce the best result while treating the older roof tiles appropriately.

The project at a glance

Choosing the Right Cleaning Method

After assessing the roof, our recommendation was to use a low-pressure steam cleaning process rather than manually scraping the tiles.

This is the type of careful cleaning approach we use when working on more sensitive roofing materials and even on projects involving Grade II listed buildings.

We talked the customer through our recommendation, provided a quotation and explained how we intended to clean the roof.

The customer took a few weeks to make their decision and research both Just Clean Property Care and the cleaning process we had recommended.

They then came back to us fully confident in the approach and gave us the go-ahead.

Better still, the neighbouring property decided to have its roof cleaned at the same time.

What began as one enquiry had turned into a two-property roof cleaning project.

Preparing the Roofs

Before cleaning began, both roofs received a pre-treatment to help deal with the moss and organic growth.

Because we were working across two adjoining properties, careful preparation was particularly important.

One of the properties also presented an additional challenge.

The drainage around the property wasn’t ideal and the customer was understandably keen to keep any mess and dirty water away from their garden, particularly their artificial grass.

Rather than simply proceeding and hoping for the best, our team adapted the setup.

We protected the artificial grass and created a system to redirect the water through pipework and into the borders at the bottom of the garden.

It meant we could carry out the roof clean effectively while keeping disruption and mess around the property to a minimum.

The neighbouring property was more straightforward and could be cleaned using our normal process.

Low-Pressure Steam Cleaning

With everything protected and prepared, our three-man team began cleaning both roofs.

Using low-pressure steam allowed us to remove years of built-up moss, dirt and organic growth while using a method selected specifically for the age and condition of the tiles.

The entire project took two days from start to finish.

The difference was substantial.

Once the accumulated dirt and moss had been removed, the original appearance of the Rosemary tiles could be seen again and both roofs looked dramatically cleaner.

Post-Treatment Protection

Cleaning the roof is only part of the process.

Once both roofs had been cleaned, we applied a post-treatment designed to help inhibit the return of moss and organic growth.

Combined with the initial treatment and professional clean, this can provide around five years of protection against significant moss growth, depending on the property’s surroundings and environmental conditions.

We also offer customers a maintenance softwash treatment after approximately two years. This helps maintain the clean appearance of the roof and can reduce the opportunity for organic growth to become established again.

The Result

Both homeowners were extremely pleased with the finished roofs and happy that they had chosen the low-pressure steam-cleaning approach.

For us, this project demonstrates why the correct roof-cleaning method should be chosen for the individual roof rather than applying the same process to every property.

The original enquiry was for manual roof scraping.

After inspecting the tiles, we recommended something different.

The customer trusted our advice, the neighbour subsequently booked their property too, and we completed two 40-year-old roofs in two days, producing an excellent finish on both.

Project result

2 properties. 34 metres of roofing. 3-man team. 2 days. One excellent transformation.

Frequently Asked Questions

Can you professionally clean a 40-year-old roof?

Yes, provided the roof is suitable for cleaning following an assessment. On this Lymm project, Just Clean inspected the approximately 40-year-old roof tiles and recommended low-pressure steam cleaning rather than manual scraping.

Is low-pressure steam cleaning better than scraping roof tiles?

The best method depends on the roof’s material and condition. For these two properties in Lymm, Just Clean recommended low-pressure steam cleaning because it was considered the more suitable approach for achieving the required finish.

How long does it take to clean two semi-detached roofs?

This particular project involved approximately 34 metres of roofing across two properties. A three-man team completed the cleaning and treatment over two days. Timescales depend on roof size, access, condition and weather.

How long will a roof stay clean after professional treatment?

Roof cleaning treatments can help inhibit moss and algae regrowth, but the duration varies with exposure, shade and surrounding vegetation. Just Clean also offers follow-up softwash maintenance, typically after approximately two years, to help preserve the roof’s appearance.
